Can I use another agent alongside Cavendish Green?
Yes, is the simple answer. However, check the estate agents contract as you may be liable to pay them multiple agent fees and/or still have to pay the agent their % fee if you sell your property through us.

How long do you advertise our properties on the portals for?
Our property packages give you 10 months of marketing. You are also given the option to renew for another 10 months - please see our terms and conditions for further details.
Where will my property be seen?
Your listing will be shown on the property portals: Zoopla and Primelocation alongside traditional marketing such as newspapers, magazines and via our direct client database.
What are your opening hours?
8:30am-6pm Monday to Friday
10am-4pm on Saturday
10 am - 3pm Sunday.
Viewings can be arranged 24 hours a day thorugh the property listing.
If I choose the pay later package, when do I pay?
This package allows you pay nothing in advance for your Cavendish Green package. You will pay the amount due either on completion of your house sale/rental or when it comes off the market.
By choosing the ‘pay later’ package, one of Cavendish Green's panel of conveyancers will provide you with a discounted rate for your property purchase and/or sale, which you commit to using. If you do not wish to use a conveyancer from our panel, you will be required to pay an additional £360 inclusive of VAT on completion of your house sale.
Can I pay you early?
Yes of course. You can pay the amount due any time while your property is being marketed by Cavendish Green.
How do your packages differ?
You can either pay upfront or choose our pay later option. Each package is flexible with optional add-ons such as floor plans and premium listings to further promote your property.
What are the benefits of having a premium listing on portals?
The property portals have produced evidence that properties with a premium listing have a 35% higher chance of being clicked on over those that don’t have one. So, for example, if your property had a premium listing and your neighbours’ listing; which was identical to yours in every way did not have one, then you would receive 35% more clicks on your listing than your neighbours.
Does it benefit me to have a floor plan?
It certainly does. Statistics have proved that people searching on property listings with a floor plan spend 35% longer on that listing than one without. So, the longer we can get people looking at your listing, the better for you.
How long does an Energy Performance Certificate (EPC) last?
An EPC lasts for 10 years from the date that it was purchased. Please note, that if you do already have an EPC, you do not require another unless you have made some energy changes to your property.
Do any hidden charges occur?
No, there are no hidden charges. (Verifications in extremely rural areas, such as some parts of West and Centre Wales and North of Glasgow and Edinburgh, may incur an £180 charge.) Please remember if you choose not to use one of our panel of conveyancers there is a £360 surcharge to opt out of this service.

What if my home is already for sale with an estate agent?
We are happy to advertise your property alongside your local estate agent; however, we are unable to advertise your property if you have signed a contract for sole agency. You will need to give notice before you can switch to us. However, as we advertise on the same portals and have access to the same buyers as your local agent, we advise advertising with us alone.
How quickly can you visit to verify my property?
We will arrange the visit within 48 hours. The length of time for the home visit to be conducted will be dependent on your area. As an average, we can normally conduct the home visit within 3-4 days.
Will you come to show potential buyers around my home?
Viewers prefer being shown around by an agent who can answer any questions immediately and most effectively. If you are away or live abroad, or simply don’t want to do your own viewings, we can arrange for one of our friendly estate agents to perform them. (A small fee may apply).
Will you negotiate the offers for me?
We are your agents, so we will look after and handle all your offers. We will advise and then accept or decline your offers. Letting us do this for you also de-personalises the process and takes the emotion out of the transaction. You are completely in control of how much you want to offer or accept on a home, but it does give you more opportunity to get a good deal or hold out for the price you want.
Once you have an offer on a house accepted; whether you are our vendor or our applicant, we will then produce your memorandum of sale for the solicitors. Having sold your property, it is now vital to make sure your chain is held together so we will recommend you use our recommended national team of conveyancers.
A potential buyer is interested in purchasing 1) Fixtures & fittings. 2) White goods. 3) Some furniture. How can I work out the price for this?
The fixtures and fittings you mention are generally included in a sale - your solicitor will send you a form to complete in readiness for a potential buyer to offer - if there are any curtains you plan on taking with you, you need to specifically mention these.
The white goods have little/no value - if you want them at your new home then you need again to specify that they are not included on this form - if you don't want them it is unlikely that a buyer would pay extra for them.
Furniture however is generally not included - if the buyer specifically wants to buy a piece of your furniture they would normally have to negotiate separately - or sometimes they may ask for it to be included if they pay x price.
The long and short of it is that there are no rules as to what is included or not but these would be considered normal - ultimately it depends on what you put in your paperwork.

Yes, you can simply search the Land Registry data here: They have data since 1995 there sorted by region.
Should I put my house on the market before I start looking for a new property?
Generally speaking, it is much easier to find a property to move to than to sell your house. We would suggest you put your house on the market well in advance of looking for the next one, purely because of timescales. You don't have to accept an offer on your current home before you have found a new one, and can also ask a potential buyer for time to find one before you move out.
Can I add the names of nearby schools shown to my listing?
Let us know the names of the nearest 5 schools and we will add these for you.
How do I change the location of the marker for my property on the map?
Simply send us an email with the correct location fo your property and we will amend its location map for you.
How do you vet people who make offers on my property
When an offer is made on a property, the buyer is requested to provide photographic ID, a utility bill, chain details and proof of funds before it can be forwarded to the relevant legal teams.
How do you verify potential viewers?
Prior to a viewing, the potential viewer needs to supply their full name, contact number, email address and clarify if they have a property to sell.
What should I do if I wish to complain?
At Cavendish Green we strive to ensure we deliver the best possible service and hope we never give you a reason to complain. However, should you be less than happy, please let us know as soon as possible so we can resolve matters quickly and efficiently for you.
To report a complaint, please use the following procedure:
Step 1 - Your dedicated agent
If you feel that things are not going according to plan please speak with your dedicated agent. All team members are fully trained and hate to see their customers unhappy.
Step 2 - Departmental Manager
Should your dedicated agent be unable to resolve your complaint they will refer your case to their Departmental Manager.
Step 3 - Customer Experience Department
If the response from the Departmental Manager is less than satisfactory, please put your complaint in writing to firstname.lastname@example.org. Your complaint will be acknowledged within 3 working days of receipt and responded to in full by the Customer Experience Department after an in depth investigation has been undertaken. This should not take more than 15 working days.
Step 4 - The Property Redress Scheme
If you are less than satisfied with the outcome of step 3 you have the right to take your complaint to The Property Redress Scheme. Their details will be provided by the Customer Experience Department when they produce their final viewpoint.
What is EPC rating?
EPC stands for Energy Performance Certificate. An EPC gives your property an energy efficiency rating symbolised by a letter from A to G – A being the most efficient and G being the least. An EPC rating can give you an understanding of how efficiently your home uses energy and therefore how much it may cost for energy bills.

How to sell a house
- If you are considering selling your house, the first thing we recommend doing is finding out how much it is worth. To do this, you can use our free valuation tool.
- If you currently have a mortgage, you will also need to notify your mortgage lender that you are planning to sell.
- Get started by creating an account with Cavendish Green and uploading your property details.
- Once your property details are uploaded, one of our expert estate agents will visit to check everything over at a time that’s good for you. If needed, we will then arrange for photos, creation of a floor plan and produce an EPC report.
- Prepare your home for viewings by cleaning, tidying and getting rid of excess clutter. You may also decide to give it a fresh coat of paint or repair any minor damages.
- Hire a solicitor or conveyancer to take care of the legal process of transferring ownership of the property.
- Accept an offer – once you start receiving offers for your house, you can decide whether to accept or decline.
- Negotiate the contract – in your contract you will need to work with your buyer to outline; the length of time between exchange and completion, what fixtures and fittings will be included, and how you will address any problems that may have come up in the survey.
- Exchange contracts – once you exchange contracts with the buyer, you are legally committed to selling the house to them, and they are legally committed to buying it from you.
- Complete the sale! This is when the property officially changes ownership. At this stage, you will accept payment and give the buyer the keys to the house. It is advised that you move out before this date.
How much do estate agents charge?

How to advertise on property portals
You can’t advertise your property directly on the various property portals. However, when you sell or let your house with Cavendish Green, we promote your home across our portal network. This means that it will be advertised at the top of the search results on the portals.
